7:20 P.M. - Continued PUBLIC HEARING for Autumn Woods of Norwell, Inc. for a Modified Comprehensive Permit of the original application which entails twenty-four upscale executive single family dwellings in Norwell/Scituate with (12) dwellings in Norwell, three affordable.  The parcel in the Town of Norwell is located off of Summer Street and shown on Assessor’s Map 3B, Block 10, Lots 7 (4.8 acres) and 10 (1.1 acres), Registry of Deeds Book 14091/137, 14091/13 and 14092/32.  Access roadway will be in Norwell.  

7:30 P.M. – PUBLIC HEARING for William & Debra Milne for a Special Permit under Sections 1400, 1420, 1642 and 2421 of the Norwell Zoning Bylaws to add a deck & sunroom to a non-conforming lot.  Lot is 19,307 sq. ft. where 43,560 sq. ft. is required.  House built in 1950.  A Variance under Sections 1322 a), b), c) and 2441 required for a portico (6’ x 8’) which does not meet front yard requirements of 50 feet in Residential District A.  Property is located at 210 Circuit Street and shown on Assessor’s Map 24B, Block 67 Lot 11 Registry of Deeds Book 12694 Page 159.

7:35 P.M. – PUBLIC HEARING for Keith & Angela Hague for a Variance under Section 1322 a) b) c) and 2441 to add an addition at 47’5” that falls within the 50 foot front yard setback.  The addition will comprise of expansion of the kitchen with bedroom above.  The property is located at 525 Grove Street and is shown on Assessor’s Map 7D, Block 3, Lot 24 Registry of Deeds Book 21943 Book 83 in Residential District A.

7:40 P.M. – PUBLIC HEARING for John Bertone for a Special Permit (Sections 1400, 1420, 1642, 2421-Lot Size) to restore a wood shop into a single family house.  Lot is 27,878 sq. ft. where 43,560 sq. ft. is required.  The shop was originally built in 1938.  No increase in the original building footprint, only the roof height will change from 24 ft. to 30 ft.  Property is located at 59 Tiffany Road and shown on Assessor’s Map 26D, Block 75, Lot 33, Registry of Deeds Book 24317 Page 156.

7:45 P.M. – PUBLIC HEARING for Peter Barger for a Special Permit under Sections 1400, 1420, 1642, 2421 of the Norwell Zoning Bylaws to build a 19’ x 28’ single-story addition (family room and office) on a non-conforming lot.  Lot is 22,200 sq. ft. where 43,560 sq. ft. is required.  Property located at 85 Grove Street and shown on Assessor’s Map 6C Block 13 Lot 14 Registry of Deeds Book 14092 Page 117 in Residential District B.

7:50 P.M. – PUBLIC HEARING for ARDPROP, INC., Sun Refining & Marketing to amend Special Permit under Sections 1400, 1420, 2421 (Lot Size), 2340, 2341 (j) gasoline service stations & (k) retail store in Business District C of the Norwell Zoning Bylaws to add 195 sq. ft. expansion to existing convenience store (cooler storage expansion only) and other proposed improvements (i.e. window replacement, façade improvements, transaction drawer, etc) at the Sunoco Service Station.   Lot is non-conforming with 30,482 sq. ft. where 43,560 sq. ft. is required.  Property is located at 117 Pond Street and shown on Assessor’s Map 11A, Block 17, Lot 3 Registry of Deeds Book 5305, Page 413.

7:55 P.M. – Continued PUBLIC HEARING for 400 Longwater Realty LLC. c/o Arro Building Service to obtain Site Plan Approval (Section 1500, 1520) and Special Permits for uses allowed in Business District C under Sections 2340, 2341 k) Service Establishment and l) and 3100, (Parking), 3120 (Number of Spaces) to reduce parking from 43 to 34 under the Norwell Zoning Bylaws.  Applicant wishes to construct an 8,500 SF building and 34 parking spaces with 8 reserve spaces to be used by Bright Horizons, a children’s day care facility.  Property is located on Lot 61 Longwater Drive in Assinippi Park and consists of 78,838 SF of land and shown on Assessor’s Map 11D & 17B, Block 18, Lot 61.

8:00 P.M. – Continued PUBLIC HEARING for South Shore Medical Center for a Site Plan modification under Sections 1500, 1520 of the Norwell Zoning Bylaws proposing to extend the approved second-floor addition down to existing grade and add the same addition footprint at first floor level at the South Shore Medical Center.  Four parking spaces would be loss.  Property located at 75 Washington Street and shown on Assessor’s Map 5D as Block 12, Lot 22, Certificate of Title 30503 in Business District B and is in the Aquifer Protection District.
